1. Verify the approvals
Ask for the GNIDA allotment letter, the sanctioned building plan and the occupancy certificate. A project without an OC cannot legally be handed over.
2. Check the RERA registration
Every project must carry a UPRERA number. Search the number on the UPRERA portal and read the quarterly progress updates before you pay a booking amount.
3. Understand the real cost
The advertised per-square-foot rate is rarely the final number. Budget for IFMS, club charges, power backup, car parking, GST and registry.
4. Inspect the carpet area
Super area and carpet area can differ by 30%. Always calculate your per-square-foot price on carpet area to compare projects fairly.
5. Plan the interiors early
Once possession is near, plan the layout before the handover so civil work, false ceiling and electrical points are executed in one go — it is far cheaper than retrofitting later.
